Dubai Real Estate Weekly Market Report: A More Selective Market, But Strong Opportunities Remain

Dubai Real Estate Weekly Market Report

Dubai’s real estate market is entering a more selective phase. After several years of strong growth, buyers are no longer rushing into every project or every asking price. Instead, serious investors are becoming more focused on value, rental income, location quality, payment plans, and realistic exit strategies.

This does not mean the market is weak. It means the market is becoming more mature.

Recent market sentiment shows that Dubai remains attractive for international investors, especially as tourism, business activity, and population growth continue to support long-term demand. Emaar’s chairman recently said Dubai hotel occupancy is recovering and could return to pre-war levels within the next 12 months, which is an important signal for confidence, tourism, and investor demand in the city. At the same time, buyers are more careful. Earlier forecasts from Fitch expected a possible correction of up to 15% in parts of Dubai’s residential market due to new supply coming to the market, especially in 2025 and 2026. Reuters In our view, this correction is not necessarily negative. For investors, it can create better entry points, especially when the property is selected carefully.

Off-Plan Market

The off-plan market remains active, but investors should be more selective than before. Strong developers, realistic payment plans, good locations, and projects with genuine end-user demand are still attractive. However, buying only because of marketing, launch hype, or low booking amounts is risky.

The best opportunities are in projects where the price is still reasonable compared with the expected handover value and future rental demand.

Ready Properties

Ready properties are becoming more interesting again, especially for buyers who want immediate rental income or end-use. In some areas, sellers are more negotiable than before, which gives serious cash buyers a better position.

For investors, ready properties with stable rental demand can be safer than speculative off-plan purchases, especially when the net yield is clear from day one.

Commercial Property and Office ROI

Commercial property remains one of the most interesting segments for serious investors. Good offices and retail units in strong business locations can still offer attractive returns compared with many residential assets.

Areas such as Dubai Marina, Business Bay, Downtown Dubai, and selected freehold commercial buildings continue to attract demand from business owners and investors looking for income-producing assets. The key is not only the price per square foot, but also parking, building quality, service charges, vacancy risk, and the profile of future tenants.

For investors targeting strong ROI, commercial property should be analysed separately from residential property. A good office or retail unit can sometimes produce better cash flow, but only if the location, layout, title, VAT position, and tenant demand are properly checked.

Our View

We do not believe investors should wait blindly for a major crash. Some areas may still see price adjustments, especially where supply is high or prices moved too fast. But prime and income-producing properties are likely to remain resilient.

The current market rewards buyers who do proper analysis. It is not a market for emotional decisions. It is a market for data, negotiation, and careful selection.

At Terra Firma Real Estate, our advice is simple: do not buy everything, but do not wait forever. The right property at the right price still makes sense in Dubai.

Practical Advice for Investors This Week

Focus on real rental income, not only capital appreciation.

Compare asking prices with recent transactions, not only portal listings.

For off-plan, choose developers and locations with clear demand.

For ready property, negotiate strongly if the seller is motivated.

For commercial property, calculate net ROI after service charges, vacancy risk, VAT, and maintenance.

Dubai remains one of the most attractive real estate markets in the region, but the easy market is over. From now on, the investors who win will be the ones who buy with discipline, not emotion.
