One of the most common questions for Dubai property buyers is: How much monthly income do I need to buy a property in Dubai?

There is no fixed salary requirement. Banks consider your income, existing debts, down payment, property price, mortgage term and credit profile.

For expatriates, UAE Central Bank rules generally limit total monthly debt repayments to 50% of gross monthly income. This includes existing loans and the proposed mortgage.

For example, under an illustrative 25-year mortgage at 5% interest, an AED 1 million property with 80% financing could result in a mortgage payment of around AED 4,700 per month. With no other debts, this could indicate a gross monthly income of around AED 9,400 under a simple 50% DBR calculation.

For a AED 2 million property under the same assumptions, the mortgage payment could be around AED 9,350 per month, potentially requiring income of approximately AED 18,700.

These are estimates only. Actual mortgage approval depends on the lender's assessment, interest-rate stress testing, existing liabilities and other eligibility criteria.

Buyers should also budget for the down payment and Dubai property transaction costs, not just the monthly mortgage.
